Contract of Hire

 

The hiring contract shall be between the Clients and the Owners of the property. They shall be deemed to be made subject to these Conditions of Hire. The contract of hire is not effective until the client receives a written confirmation of booking.

Upon booking your requested dates will be held for 3 days, during this time you will need to pay a deposit of 25% of the rental value, if the deposit has not been received within 3 days the dates may be released. Our on line booking system will automatically confirm this to you. The balance of the rental amount is to be paid eight weeks before arrival

Initial Payment

Upon booking your requested dates will be held for 3 days, during this time you will need to pay a deposit of 25% of the rental value, if the booking has been made through our on-line system this will be collected automatically. If the deposit has not been received within 3 days the dates may be released. Our on line booking system will automatically confirm this to you. 

Bookings made through our on line system will confirmed automatically, bookings made off line will be confirmed upon receipt of the required deposit and the signed booking form.

 If the booking is made within six weeks of the commencement date the full amount of rental and security deposit will be required on booking.

Currency

All bookings will be taken in UK Sterling however payment can be made through our on-line system using a credit card in any currency which will then be converted at the card issuing company’s current exchange rate

Security Deposit

A fully returnable deposit of £200.00 is required. This should be paid with the balance of the rental. The deposit is to be held as security against return of keys, inventory damage, excess cleaning costs, long distance telephone calls where applicable, etc. This deposit will be returned to the client subject to a satisfactory inspection by the management company 14 days after the rental ends. We also provide a service whereby a fee can be charged to waive this deposit; this option will be provided on booking.

Balance Payment

The balance of hire will be due eight weeks before the booking commencement date. We reserve the right to cancel a holiday where full payment has not been received eight weeks prior to the holiday commencement date. Bookings made within eight weeks of departure require FULL pre-payment.

Confirmation of Booking

Once a confirmation has been issued the hirer is responsible for the total price of the property rental as shown on the confirmation. Signing of the booking form constitutes acceptance of these terms and conditions by the client.

Cleaning

The hirer will be responsible for a cleaning charge at the end of the stay (Irrespective of the length of the stay). The charge of £55.00 will cover the cost of cleaning the house and include the washing of all towels and bedding. Should the Villa be left in an excessively untidy state an additional charge will be levied based on a pro-rata hourly charge. Additional cleans are available for long term stays at an agreed rate.

Cancellations

Provided we receive written notice of cancellation not less than 12 weeks before the holiday commencement date the hirers will not be required to pay the full balance, the amount of the deposit however, will be forfeit. All cancellations must be notified in writing at the earliest opportunity. In the event of you having to cancel your booking the following charges will apply.

·         More than 12 weeks prior to departure - deposit only

·         Between 6 – 12 weeks prior to departure - deposit and 50% of rental

·         Less than 6 weeks prior to departure - 100 % of rental

Liability

We cannot accept liability for the acts or omissions of our principals over whom we have no control (such as airlines, car hire companies, rental management companies, third party websites and property owners) for whom we act in the capacity as agents. We cannot accept liability whatsoever for any injury sustained by guests or any other visitors to the home or swimming pool or for any loss or damage, howsoever caused, to any property brought to the premises. All information concerning the property is checked to ensure the accuracy of descriptions. However, we are not always able to control all the components of the facility and it is possible that an advertised facility may be withdrawn or changed due to circumstances beyond our control and for which we cannot accept liability. It is expressly agreed upon that we will hold harmless the agent, its officers or representatives, for any accident, injury or distress, financial claim or claims of any sort, that may result from any such accident, injury or distress by the tenant or any other person however so caused or incurred.

Party Size

Under no circumstances may more than the Maximum number of persons booking occupy the property, except by prior written agreement. WE RESERVE THE RIGHT TO REFUSE ADMITTANCE IF THIS CONDITION IS NOT OBSERVED. We must have names and permanent addresses for each guest staying at the property.

Smoking

We would ask that there is no smoking in the villa (this includes the lanai) and that any members of your party smoke only outside the property.

Pets

Pets are generally not allowed, however in exceptional circumstances and with an additional deposit we may consider allowing some pets. Guide and Hearing Dogs are of course permitted on payment of the increased fully refundable security deposit, we reserve the right to refuse accommodation to any parties that include pets that have not been notified and agreed in advance.

 

Clients Responsibilities

The client is responsible for the property, and is expected to take all reasonable care of it. All equipment, utensils etc. must be left clean and tidy at the end of the hire period. A charge may be incurred should excessive cleaning be required after your departure. This may be deducted from the security deposit.

Damage

All damages and breakages are the responsibility of the client, and their costs shall be refundable on demand. Where the amount concerned is less than the deposit it will be deducted from the security deposit, all charges will be fully documented to the client.

Arrival and Departures

Check in times are after 4.00pm on the day of arrival, check out times are before 10.00am on the day of departure.

Amendments

If after booking you decide to alter any details we will do our utmost to make the requested change provided that we are informed at least eight weeks prior to arrival. Some alterations requested may incur an administrative fee of up to £35 per booking. Alterations requested within eight weeks of arrival may have to be treated as a cancellation.
